1. SCOPE OF INSPECTION

Inspector agrees to perform a visual inspection of the commercial property located at the address specified above. The inspection will include, but is not limited to:

• Structural systems and components
• Exterior elements (roof, walls, foundation)
• Interior elements (floors, walls, ceilings)
• HVAC systems
• Plumbing systems
• Electrical systems
• Life safety systems
• Site and parking areas

2. LIMITATIONS OF INSPECTION

Client acknowledges and agrees that:

• This is a visual, non-invasive inspection only
• Inspector will not move furniture, equipment, or stored items
• Inspector will not perform destructive testing
• Inspection does not include environmental testing unless specifically contracted
• Hidden or concealed defects cannot be detected through visual inspection
• Inspector is not required to inspect systems or components that are not readily accessible
• This inspection is not a code compliance inspection or certification

3. INSPECTION REPORT

Inspector will provide a written report detailing the findings of the inspection within 5-7 business days following the inspection date. The report will describe the condition of inspected systems and components and identify material defects observed at the time of inspection. The report represents conditions existing at the time of inspection only.

4. FEES AND PAYMENT

Client agrees to pay the inspection fee as quoted prior to the inspection. Payment is due upon completion of the inspection unless other arrangements have been made in writing. Invoices not paid within 30 days will accrue interest at 1.5% per month.

5. LIMITATION OF LIABILITY

Client agrees that Inspector's liability for errors, omissions, or negligence is limited to the fee paid for the inspection. This limitation applies to all claims, including negligence, breach of contract, or breach of duty. Inspector shall not be liable for:

• Consequential, special, or incidental damages
• Future repairs or replacement costs
• Lost profits or business opportunities
• Defects not visible or accessible at time of inspection

6. DISPUTE RESOLUTION

Any disputes arising from this agreement shall be resolved through binding arbitration in accordance with the rules of the American Arbitration Association. The prevailing party shall be entitled to reasonable attorney's fees and costs.

7. ENTIRE AGREEMENT

This agreement constitutes the entire agreement between the parties and supersedes all prior negotiations, representations, or agreements. This agreement may only be modified in writing signed by both parties.

8. CLIENT ACKNOWLEDGMENTS

By signing this agreement, Client acknowledges that:

• They have read and understood all terms and conditions
• They accept the limitations and exclusions stated herein
• They understand the inspection is limited to visual observations
• They are encouraged to seek specialized inspections for specific concerns
• The inspection report is for Client's use only and may not be relied upon by third parties
